Rent in Advance

In most cases, you will be required to pay your rent in advance.

The maximum rent in advance is two weeks rent for rooming accommodation, moveable dwelling tenancy agreements and periodic general tenancy agreements.

For fixed term general tenancy agreements, the allowed maximum rent in advance is one month. Your lessor, agent or provider cannot ask you to pay rent again until the rent in advance is used up.

For example, if you pay rent on a Saturday to cover a two-week period, you cannot be asked to pay rent again until the Saturday two weeks later. It is an offence for the lessor or provider to require more than the maximum rent in advance, or to demand additional rent before the rent you’ve paid is used up. If they do this, they could be fined.
